At Student House Gillingham, we believe in honest, straightforward pricing. That's why all of our fees are transparent and easy to understand.

Holding Deposit (per tenancy):

£250 Per Tenant. This is to reserve a property.
Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Unpaid Rent Charges:

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key(s) or other Security Devices/Call-out Charges:

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s) OR the following call-out charges will apply; Office hours - £25, Out of office hours - £45, Weekends & Bank holiday - £75.

Variation of Contract Fee:

£50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.

Room Re-advertisement and Change of Sharer (Tenant’s Request):

To cover the costs associated with new tenant referencing, additional viewings, deposit registration, as well as the preparation and execution of new legal documents a non-refundable fee of £60 (inc. VAT) per replacement tenant is payable. To help with the search we will also re-advertise your room on our website and also send an email to our existing leads, as well as a post on our social media platform - however this is complimentary and a service to try and help the Sharer find a replacement. DISCLAIMER, this service is never guaranteed or should be solely relied upon to find a replacement tenant. Full contractual responsibility is still bared by the existing Sharer until a replacement has been found and all paperwork submitted to officially complete the process.

Early Termination (Tenant’s Request):

Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy or the end of the fixed-term. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Call out charge (office hours) - £25

Call out charge (out of office hours/weekends) - £45

Call out charge (Bank holiday) - £75

At any time you are interested in a property, just ask the branch staff about any fees which may be payable.
